Welcome to the Langert Law Firm website. I am an experienced solo practicioner licensed in Maryland since 1985. My practice is limited to commercial real estate transactions (mostly negotiating commercial office, retail, and industrial leases), representing small to mid-sized businesses in their day to day business transactions and challenges, and representation of musicians and visual artists. My clients include restaurant and retail franchisees, commercial real estate owners and tenants, an ambulance company, physicians, high tech companies, insurance companies, non-profits, churches, musicians, artists and art galleries, and many other types of clients.
My ability to provide excellent service is rooted in the fact that I have 28+ years of experience, and that I stick to the areas of the law where I have a great deal of experience. For intance, I was formerly the head leasing attorney for Glenborough Realty Trust (a $2.5 billion NYSE-traded public REIT) for nine years, and I have negotiated hundreds of retail, office, and industrial real estate leases in over twenty different states. That includes leases with the likes of Lord & Taylor, Circuit City, Starbuck's, Chipotle, Fed Ex, Clear Channel Communications, Merrill Lynch, Met Life, and a large number of national and regional retail and office tenants (as well as many "mom and pop" tenants). I am also a licensed and experienced commercial real estate broker, and have placed scores of tenants in their present retail and office locations. As such, I am very fluent in commercial real estate transactions of all types.
I'm also an am very well versed in a variety of business transactions. In my 20's, I owned a pizza delivery restaurant (the "Pizza Movers" franchise in Takoma Park, Md). Later, my wife and I owned a fine art gallery and art publishing company for eleven years. I have over 12 years experience in owning my own retail businesses. As such, I know the challenges of being a small to mid-sized business, and I have personally faced many of the obstacles that my business clients face. That experience enables me to be a particularly effective advocate for my business clients.
Lastly, I grew up as a keyboard player and singer in many popular bands in the Baltimore-Washington area. One of my best friends eventually started a successful independent record label, and I work a lot with his company and with some of the nationally known acts that his company represents. As such, I understand musicians and bands, and I know the music industry well. My wife is also a talented painter, and we opened and ran a fine art gallery for eleven years. Eventually, we branched out into fine art publishing, where we represented (among others) a living master impressionist. As a result of these experiences, I am a very effective representative of musicians, bands, and visual artists.
Client satisfaction is my primary goal, and I sincerely care about my clients' interests. That sentiment is not just an empty tag line, as I was recently awarded the 2013 Martindale-Hubbell "Client Service Award". I am particularly proud of that award because it is based on feedback that Martindale-Hubbell (the largest attorney rating service in the world and the owner of lawyers.com) gets from clients, and less than one percent of the 900,000 attorneys that are rated by the company receive this award. While it may be easy to get favorable ratings from peers (as in "I'll give you a good rating if you give me a good rating"), client satisfaction cannot be manufactured.
My core beliefs could be described as "old-fashioned". I believe in being honest, and in providing excellent service at a fair price. I don't take on cases in areas where I am not significantly experienced. I don't bill clients for time that I didn't spend on their cases, and I don't do "extra work" that they didn't ask for without clearing it with my clients first. I don't believe that clients should be surprised by their bills, and many of my clients are refugees of larger law firms where they got overbilled and/or underserved.
